What is a commercial title survey?
A commercial title survey contains the same amount of detail as a normal title survey, but the parties involved usually have special requirements and thus the certification must reflect those requests. The most common survey requirements in Texas are the Texas Society of Professional Surveyors (TSPS) Category 1A, TSPS Category 1B and the ALTA/NSPS Survey. In addition to the ALTA/NSPS requirements, if a HUD survey is requested, the U.S. Department of Housing and Urban Development requires a Surveyor’s Report to be signed and sealed by an RPLS with each survey.

ALTA/NSPS Surveys
The American Land Title Association and National Society of Professional Surveyors collaborated to create the standards for an ALTA/NSPS Survey. This type of survey has specialized requirements and a fillable “Table A” section where the client can choose which categories, they want the surveyor to complete and certify to.
